Petro Mart Plan Receives OK from Sunset Hills Board

The Sunset HIlls Board of Aldermen approved the gas station's final development plan on Tuesday.

The Sunset Hills Board of Aldermen approved a final development plan for a new 24-hour Petro Mart gas station at 1438 S. Kirkwood Rd. Western Oil Inc. purchased the former Bob Evans restaurant site for $1.7 million. The plan for the 1.53-acre property includes eight pump islands and a 4,080-square-foot convenience store. Sunset Hills Manor residents who live east of the property have long been opposed to the new business. Last fall residents Carol Morrison and Frank Hardy presented a petition with 174 signatures against the development; this was when Land West 7’s plan still included installing stoplights at Lindbergh and Monica, with a raised median down portions of Lindbergh Boulevard. Bob Evans Property Sale Finalized to Make Way For Petro Mart

Western Oil purchased the Lindbergh Boulevard property, located off Interstate 44, for $1.7 million.

After several months of public hearings to open a 24-hour gas station on Lindbergh Boulevard, Western Oil Inc. officially purchased the former Bob Evans site in Sunset Hills for $1.7 million, according to a news release from Savoy Properties. The City of Sunset Hills approved the project's conditional use permit last December. Western Oil Inc.’s final development plan includes a 4,080 sqare foot convenience store with eight gas-pump islands. After Bob Evans closed in 2005, Novus Development Company purchased the site with plans for a retail and lifestyle center after Bob Evans closed in 2005, according to the release. First Bank purchased the property from Novus after they were unable to move forward with the project, hoping to open a new …

Sunset Hills Alderman Has Business Connection to Petro Mart Developers

Do you think Ward I Alderman Richard Gau recuse himself from future Petro Mart votes?

A Sunset Hills alderman has business ties to a company currently working to construct a new gas station and convenience store south of Interstate 44, St. Louis Post-Dispatch reports. In early December the Sunset Hills Board of Aldermen approved a conditional use permit and preliminary plan for Land West 7 to construct a 24-hour Petro Mart on the former Bob Evans property on Lindbergh Boulevard. Sunset Hills Mayor Bill Nolan broke the votes to allow Petro Mart to proceed with the project. Ward I Alderman Richard Gau voted in favor of Land West 7. Gau recently confirmed to Post-Dispatch that his company, John Henry Foster, does approximately $8,000 in annual business with Western Oil, a company connected to Land West 7.  Ward I resident …

Sunset Hills Board Gives Green Light to Petro Mart--Minus the Traffic Signal

The city's Board of Aldermen approved a preliminary plan for Land West 7 to construct a gas station and convenience store on Lindbergh Boulevard, just south of Interstate 44. The latest proposal does not include a new traffic light or raised median.

Sunset Hills Mayor Bill Nolan broke two votes Tuesday evening to approve a conditional use permit and preliminary plan for a 24-hour gas station and convenience store south of I-44. The planned Petro Mart still has the resentment of several nearby residents and businesses—including the Circle K gas station directly across the street from the former Bob Evans restaurant site on Lindbergh Boulevard. In September residents Carol Morrison and Frank Hardy presented a petition with 174 signatures against the development with the proposed traffic changes. Meeting Update: Petro Mart, Moore Library Requests Postponed

Sunset Hills aldermen will not discuss the topics until at least November.

The agenda for Tuesday's Sunset Hills Board of Aldermen meeting agenda is a little lighter than expected. Resident Al Moore has postponed his presentation for a community library until November. All requests by Land West #7 to construct a Petro Mart and make road revisions in front of the former Bob Evans lot on Lindbergh Boulevard have also been postponed. That is a Text Amendment to the City's Zoning Regulations that would be the first step in the process of PetroMart moving forward with this proposal. The proposed gas station on Lindbergh Boulevard would require an additional stoplight and a raised median separating opposing traffic lanes.

Despite hefty opposition from both nearby businesses and residents over a proposed gas station on Lindbergh Boulevard--including a petition of 174 signatures from Sunset Hills residents --not everyone thinks it's such a bad idea. Resident Petition Opposes Petro Mart on Lindbergh Boulveard

More than 20 residents spoke during Tuesday's public hearings. Aldermen decided to authorize a traffic study by third party to evaluate traffic safety in the project area south of Interstate 44.

One Hundred seventy four residents have signed a petition in opposition to a proposed gas station and convenience store on South Lindbergh Boulevard, according to a resident who spoke during a public hearing for the proposed project. Sunset Hills Board of Aldermen heard from more than 20 speakers during Tuesday’s meeting, including a handful of business owners adjacent to the property. The vast majority were opposed to the project, primarily because the Petro Mart would be open 24 hours a day, seven days a week. There also were many concerns about safety in the area, which falls just south of Interstate 44. No Jane. The lifestyle center could never have been developed as 100 pieces of property out of 300 didn't want to sell. Eminent domain could not have been used as there were too many pieces of property to take.   more ›
