The Sunset Hills Planning and Zoning Commission heard petitions for a new communications tower for emergency services and redesigned plans to replace the shuttered Bob Evans on S. Kirkwood Road with a Petro Mart.
A crowd of concerned residents packed the Sunset Hills meeting room to protest both a new emergency communications tower planned for 4580 S. Lindbergh and a new Petro Mart to replace the long closed Bob Evans restaurant at 1430 S. Kirkwood Road. Emergency Communications Tower A representative from Cellective Solutions petitioned the planning and zoning commission for a conditional use permit for a 190-foot telecommunications tower that will be part of an updated St. Louis County Emergency Communications network. The proposed location was in the parking lot of the South County Health Center, next door to Two Heart Banquet Center on S. Lindbergh. The proposed gas station on Lindbergh Boulevard would require an additional stoplight and a raised median separating opposing traffic lanes.
Despite hefty opposition from both nearby businesses and residents over a proposed gas station on Lindbergh Boulevard--including a petition of 174 signatures from Sunset Hills residents --not everyone thinks it's such a bad idea. Sunset Hills resident Kathie Berkel shares her support for a new Petro Mart in an editorial to Call Newspapers. "Change and growth are going to happen. We can't change that," she writes. Mile 277, Holiday Inn, and Shell were among Lindbergh Boulevard businesses who spoke against the traffic changes that would come with a new gas station and convenience store just south of Interstate 44.
Sunset Hills planning and zoning commission members recommended a conditional use permit and preliminary development plan for a proposed Petro Mart at 1430 S. Kirkwood Rd., just south of access ramps to Interstate 44. Representatives of Petro Mart argued that the creation of their development would bring traffic improvements to the stretch of road--other Lindbergh Boulevard businesses were more skeptical of its potential impact during Wednesday night's meeting. The problem was not the gas station itself, but the changes to Lindbergh Boulevard that were recommended in a traffic study, and again by the Missouri Department of Transportation (MoDOT), that raised the eyebrows of Mile 277, Holiday Inn, and Shell/Circle K management. The task force met yesterday to finalize their proposal to the Planning and Zoning committee Wednesday, Sept. 7.
The Sunset Hills Residential Recovery Task Force met yesterday afternoon to recommend that the existing Sunset Hills Comprehensive Master Plan be revised to designate the entire “recovery area” for residential, single family housing and/or a courtyard style development, or a combination of both. The development plan will not include any high rise structures, apartments or condos. There will be no consideration given to developers for the expansion of commercial developments into the “recovery area.” Sunset Hills Mayor William Nolan Jr. approved the committee’s recommendation and invited them to present a proposal to the Planning and Zoning Commission Wednesday, Sept. 7, to further determine how the recovery area will be redeveloped.
